【Job Description】
⎼ Responsible for bank negotiations, loan arrangements, and reviewing dividend and investment strategies.
⎼ Prepare monthly reports, including tracking and analyzing the performance of short and long-term leasing properties.
⎼ Execute monthly, quarterly, and year-end closings for related entities (JV companies and subsidiaries) and prepare financial statements.
⎼ Manage the accounting team, review their work, and provide decisions on key issues.
⎼ Oversee and manage cash flow forecasting.
⎼ Coordinate with financial institutions regarding bank deposits, domestic and overseas fund transfers, cashier cheques, and changing authorizers with the Revenue Department.
⎼ Review leasing reports and present them to upper management as required.
⎼ Coordinate with the asset management team regarding private property funds.
⎼ Prepare and oversee the annual budget for the company and specific business departments.
⎼ Formulate financial models and feasibility studies to support financial planning, forecasting, monitoring, analysis, and project valuation.
⎼ Manage relationships with outside lenders, equity partners, investors, and shareholders.
⎼ Conduct investment analysis and feasibility studies for new projects and investments.
⎼ Arrange loan and credit facilities, including term loans, project finance, trade finance, and Promissory Notes (PN).
⎼ Develop financial plans aligned with the strategic business plan, company growth, and market opportunities.
⎼ Other related tasks as assigned.

【Qualification】
⎼ Thai nationality
⎼ Bachelor’s degree in Accounting or Finance
⎼ Minimum 3-5 years of working experience in a Finance role
⎼ Conversational level of English proficiency
⎼ Strong knowledge of Cash Flow, Balance Sheet (BS), and Profit & Loss (PL) statements
⎼ Proficient in Microsoft Office (Outlook, Word, Excel, PowerPoint)
⎼ Stable career history with no record of frequent job changes (No job-hopper)
⎼ Experience in the Real Estate industry is highly preferable
⎼ Prior experience in a Managerial role is an advantage
⎼ Holding a CPD license is an advantage
